Thank you for visiting our website, where we are sharing our plans for 30 new homes on land off Cirencester Road, Minchinhampton.

Award-winning local housebuilder Cotswold Homes is currently in the process of gathering a suite of surveys and reports to inform a layout for a high-quality residential development.

Based on the information gathered to date, we are seeking your views on our initial Masterplan for 30 beautiful new homes aimed at a range of prospective buyers. The homes include a mix of one, two, three and four-bedroom properties. 9 of the homes would be secured as affordable units, which equates to 30% of the total homes in line with Stroud District Council’s planning policy requirement. Your comments will feed into the design of the proposals and inform the planning application submission.

As well as housing, the designs will evolve to finalise proposals relating to landscaping, parking, and energy measures.

As part of the application, the proposals would also secure contributions towards upgrading local facilities and services through the Community Infrastructure Levy (CIL).

About the site

The proposed development site comprises agricultural land currently used for horse grazing to the east of Minchinhampton, directly south of Cirencester Road. The village has a range of public amenities, including a coffee shop, pub, post office, corner shop, pharmacy, community centre, youth centre, sports ground and a primary school in the centre of the village.

The site is situated outside the Green Belt, and is in Flood Zone1, which represents the area of the least risk.

The entire village of Minchinhampton is located within the Cotswolds National Landscape (formerly Area of Outstanding Natural Beauty – AONB), which have the highest status of protection on issues relating to conserving and enhancing landscapes and scenic beauty. Based on our analysis and assessments undertaken, we believe that a low-density development with strong structural landscaping can be delivered on this site without having an adverse impact on the immediate surrounding area and the wider sensitive landscape.

In terms of accessibility, the site has connections to Nailsworth and Stroud, where there are a range of community facilities, secondary schools, healthcare services, retail and employment opportunities, transport links, and sports clubs.

We therefore think it is a sustainable site for development that can assist with meeting growing housing need within Stroud District.

Site considerations and opportunities

Our analysis to date has identified the following considerations and opportunities:

Provision of a varied mix of housing, utilising outward looking views from the site

Landscape and visual impact on the Cotswold National Landscape

Incorporation of sustainable drainage systems

Principal access to the site and potential connections to existing Public Rights of Way outside the site

Retention of as many site trees and hedgerows as possible, incorporating them into the layout

Preservation of green space for local use

Respecting the amenity of existing development

Our Proposals

At Cotswold Homes, all of our developments are designed to respect and positively respond to the social, economic, historic, and environmental context in which they are set. We have undertaken extensive analysis of the area including (but not limited to) discussions with technical specialists on matters such as drainage, highways, and landscape impact as we look to develop our proposals. Our proposals include the following:

30 low-carbon, high-quality homes, including 9 affordable units, ranging from one to four bedrooms.

Homes to be built using stone, to respond positively to the local context.

A single point of access off Cirencester Road, close to the existing field gate.

A sensitively designed scheme with particular care and attention to the surrounding landscape.

Car and cycle parking provision, in line with Stroud District Council standards, with electric vehicle (EV) charging points for each plot.

Retention of trees and hedgerows on the site, and their incorporation into the development.

Sustainable technologies to help reduce energy costs and carbon emissions, including each plot being fitted with air source heat pumps for heating and hot water, and solar PV panels for onsite renewable energy generation.

Integrated, sustainable drainage systems to carefully manage surface water runoff.

Provision of public open space within the development, set within high-quality landscaping, which will be available for new residents and existing members of the community. Some of the proposed open space is expected to include a drainage basin sufficiently sized to hold storm water in an extreme storm event.

A pumping station to connect the scheme to the existing sewage network.

Feedback and Next Steps

We have now carried out an online consultation on our plans.

The consultation closed on the 28th November 2025.

We are now reviewing the feedback received in advance of submitting a planning application to Stroud District Council.
